What is the Park Ridge Subdivision?

Nestled at the foot of The Remarkables and set within one of Queenstown’s most coveted new developments, Park Ridge offers a rare blend of natural beauty, connected convenience, and carefully considered design. With expansive views, generous open space, and access to the region’s best amenities, Park Ridge is a neighbourhood defined by its environment—and designed to make the most of it.
Location
Located just off State Highway 6 at the base of the iconic Remarkables mountain range, Park Ridge sits just ten minutes from Queenstown Airport and the amenities of Frankton, yet feels a world away. From here, residents will enjoy quick access to Five Mile shopping precinct, Jack’s Point Lake House & Golf. Central Queenstown and Arrowtown are approximately 20 minutes drive and of course to get to the ski fields at the top of the Remarkables is only 25 minutes drive
This balance between convenience and seclusion allows Park Ridge to offer the best of both worlds: close enough for commuting and travel, yet far enough to embrace the quiet rhythm of alpine life.
What we love about Park Ridge
Park Ridge is designed for those who want to live life outside. The surrounding landscape offers immediate access to mountain biking trails, ski fields, and scenic walking routes. Whether it’s a morning hike up The Remarkables, an afternoon round of golf at nearby Jack’s Point, or a weekend at one of the region’s world-renowned wineries, Park Ridge places it all within easy reach.
Families are well supported, with early childhood centres, primary schools, and healthcare facilities all just minutes away. A planned playground and open green spaces further enhance the family-friendly appeal of the neighbourhood.
And for those seeking the quiet luxury of alpine living, the panoramic views and sense of space that define Park Ridge are truly unmatched.
At Nala Studio Architects, Park Ridge represents one of Queenstown’s most exciting opportunities for design. Set against the dramatic backdrop of Lake Wakatipu and The Remarkables, the development invites architecture that is both contemporary and deeply connected to its alpine surroundings.
The range of sections available offers flexibility and freedom, a true canvas for creating homes that embrace natural materials, sustainable principles, and innovative forms. With its emphasis on luxury living, Park Ridge also allows us to craft bespoke residences tailored to the high-end market, integrating refined finishes and the latest technology.
Beyond individual homes, the masterplanned nature of Park Ridge, building on the success of nearby Jack’s Point and Hanley’s Farm, creates scope to influence the wider community fabric. Thoughtful planning of public spaces and shared amenities offers the chance to design environments that encourage connection, enhance liveability, and enrich daily life.
This intersection of natural beauty, lifestyle aspiration, and community vision makes Park Ridge a uniquely rewarding place for architectural creativity.

Selecting a site in Park Ridge
Choosing the right site in Park Ridge is an important first step in creating a home that makes the most of its surroundings while meeting practical needs. Careful consideration of orientation, views, access, and environmental factors will ensure your site unlocks its full potential.
At Nala Studio Architects, we’re here to guide you through this process—helping you identify the perfect section for your lifestyle and supporting you in designing a home that truly reflects your vision.
- Orientation and Sun Exposure - Maximising natural light is essential in the alpine climate of Queenstown. North-facing sites are ideal in the Southern Hemisphere, as they receive the most sun throughout the day—supporting passive solar heating, energy efficiency, and a naturally bright interior environment. Site orientation should be carefully evaluated to optimise warmth, comfort, and energy performance.
- Access and Infrastructure - All sections in Park Ridge are designed with accessibility in mind. Sites will be connected to Queenstown Lakes District Council reticulated services for water, electricity, and internet. Consider the site's ease of access for construction and daily use, particularly if building on a sloped site.
- View Potential - Park Ridge is positioned to take full advantage of the dramatic Queenstown landscape, with many lots offering outlooks to The Remarkables and the surrounding hills. When selecting a site, assess how the natural topography and neighbouring buildings may influence your ability to capture long views while maintaining privacy and shelter.
- Wind and Weather Patterns - Local climate conditions can vary depending on site position within the development. Areas more exposed to prevailing southerly or westerly winds may require additional design measures to ensure comfort and energy efficiency. At Nala, well understand these microclimatic conditions and can help position your home to mitigate wind exposure and make the most of seasonal conditions.
-
Assess the Terrain - although Park Ridge mostly flat it does offers a variety of sites with differing topographical features. While elevated lots may provide broader views across the valley and towards The Remarkables, they may also introduce greater construction complexity. Flatter sites are typically more straightforward to build on and offer flexibility in layout but may require creative design solutions to maximise privacy and capture views.
-
Regulatory Considerations - Park Ridge is governed by a comprehensive set of Residential Design Guidelines, created to ensure cohesive and high-quality outcomes across the neighbourhood. These guidelines cover building form, material selection, landscaping, and site responsiveness. Early consultation with the team at Nala will help ensure your design aligns with both vision and compliance from the outset.
-
Future Development Context - Park Ridge is part of a multi-stage masterplanned community. When choosing your site, consider how future stages may evolve. While covenants and planning controls are in place to protect view shafts and neighbourhood character, a professional review of future development plans is recommended to ensure your long-term outlook is secured.
-
Long-Term Value - Well-positioned sites with strong sun exposure, quality outlooks, and minimal exposure to environmental constraints are more likely to retain and grow in value over time. Investing in a site that balances beauty, practicality, and sustainability contributes to the lasting success of your project.

Neighbourhood & Masterplan
Park Ridge has been envisioned as a landmark residential development for the Queenstown Lakes District. The 48-hectare site will eventually be home to 632 residential lots, making it one of the largest and most thoughtfully masterplanned communities in the region.
The first stage, now well underway, comprises 122 residential sections ranging from 337 m² to 862 m², with most sites falling between 400–500 m². Titles for Stage One are anticipated in late 2025, with roading, infrastructure, and access upgrades—including a new roundabout off SH6—already in progress.
Future stages will build on this framework, with green corridors, walking trails, and public spaces designed to foster a sense of community and long-term liveability.
Design Guidelines
To preserve the integrity of the landscape and ensure long-term value, Park Ridge is governed by a robust set of design guidelines. These architectural standards focus on form, materiality, and site responsiveness—encouraging high-quality design that harmonises with the surrounding environment.
At Nala Studio Architects, we see these design principles not as limitations, but as a framework for creativity. They align closely with our own architectural ethos: homes that are contextually sensitive, beautifully detailed, and timeless in their appeal.
The result is a neighbourhood where homes speak to their setting—each one distinct, but collectively cohesive.

Park Ridge presents a unique opportunity to design within a visionary community. With its scale, natural beauty, and strategic location, it offers both creative potential and enduring lifestyle value.
We are excited to be working with clients to bring their architectural ambitions to life in this remarkable setting.
